Following important points to know while planning a house at Delhi :-

1. Road level in front of plot is taken as zero level for all levels in the building.Plinth level is kept at least one ft. higher ie.at level 1.0 or higher.Total height of the building allowed is 15.0 meters or  49.21 ft. In case of Gurgaon,Total height allowed is 11.00 mts.ie 36.00 ft. & besides basement, GF, Ist &IInd floor are allowed.

However there are plans to amend the rules in Master plan of Delhi 2021 to raise cap to 17.50 meters.This however would be applicable to only those buildings that go for stilt parking in the ground floor.

2. In Delhi height of habitable room allowed is minimum 9'  maximum 13'

4.  Basement below zero level/stilt for parking/G.floor/F.floor/2nd.floor/3rd.floor are allowed in 15.00 mt.

5.Following table shows FAR  (Floor Area Ratio) for different areas of plots.

6.   Digging of basement & foundation

            In stead of manual labour , JCB earth excavation machines are used for cheaper & expedicious working. Charges vary from Rs.750/-per 100 cft. to Rs.1000/-per 100 cft . for excavation  & cartage of earth by trucks.

            After final digging of earth ,anti-termite  process is taken up by experts. This should be got done very attentively & in personal supervision .If not properly done, it results in permanent headache & expenses.

If on two sides of plot, buildings exist, & plot size is say 30’*60’ .  2meters = 6’7” space is left while digging basement, for security of buildings .Besides 10’ front setback 5’ in the back is required to be left as per authorities.

7. ARCHEOLOGICAL NORMS TO FOLLOW IN DELHI

Proximity to a centrally-protected monument has become a bane for residents wanting to construct new properties or modify the existing ones. The National Monuments Authority (NMA), factoring in the concerns, has recently permitted new constructions in regulated zones up to a height of 18 metres. 


This means a four-storey building—complete with a basement, stilt and a rooftop structure—can come up beyond 100 metres of any of the 174 monuments under the Archaeological Survey of India (ASI).
